Inventory Services

At JSK Inventories we understand the importance of having a reliable and detailed assessment of properties at both the start and completion of tenancies. We will help you avoid any dispute and the negative financial implications. We provide a well-presented document with embedded digital photography.

The Inventory will be a combined Inventory Check in ( Check in on existing documents available but we recommend a new inventory check in for each tenancy for accuracy and to avoid any negative impications). Abbreviations and jargon are kept to a minimum.

We are fully insured and Safe Contractor accredited and will deliver a simple, efficient and cost effective service.

Process

Once you have your appointment booked in we will compile an Inventory & check in on site.

As we act as an independent there is no necessity for tenants or landlords to be there as we understand it can be awkward for many with todays demanding work schedules to give up your valuable time.We can pick up keys from your acting agent or arrange to meet clients on site.

Once the inventory is complete ,you will receive an electonic copy and will have a further 5 working days to respond with any ommissions or ammendments before the document is deemed binding.

Check out

At the end of the tenancy, we can use the inventory together with any amendments to assess the state and condition of the property when the tenants leave.

Professional clean

At the check out we would recommend that you leave the property in a professional cleaned manner to avoid any unnecessary deductions from your deposit.

JSK-London can arrange this if required, our cleaning teams are aware of what is expected and will carry out a full deep professional clean including the shampoing of carpets. Please see our professional clean page for price cards and further information.

Opening hours

We are open 6 days a week from 8am till 8pm where possible.

The reports include 1 x Reception , 1 x Dining room , 1 x En –suite bathroom , 1 x Family bathroom , hallways and hallway cupboards , additional rooms are charged at £20.00 per room . Exterior areas are charged as an additional room(£20.00) but will only be charged once , regardless of how many balconies or terraces etc.

No one can deny the success of outlets like Airbnb and there is clearly a strong demand for this type of accomodation .However there seems to be an increasing number of rental horror stories surrounding this type of let being reported and those who choose to offer their properties could be leaving themselves open to large dilapidations and bills . The checks, balances and measures compared to traditional lets can leave both landlords and tenants open to negative implications incomaprison. A professionally compiled inventory can provide peace of mind for both landlords and tenants.

Our inventories are electronic and can be emailed to the landlords , tenants and any other relevant parties and provide a fair and transparent solution.

We can arrange to collect keys and meet & greet tenants on site and provide them with keys and alarm codes whch will all be indexed on the inventory check in procedure .On departure we recommend a check out where we can arrange to meet and collect keys from the tenants and compile a check out report on site and will bring keys to a mutally agreed local agent / office or persons .Our affiliate professional clean company is on hand if a pre or post tenancy clean is required.

This can provide all parties with peace of mind and a more professional ,unique and slick experience.

Gallery

smoke alarms will be push tested where possible using smoke alarm test kits. We should be made aware in advance of any specific requirements , no responsibility can be taken if these are connected to main systems , police ,fire brigades or sprinkler systems in the event that these are triggered. It’s a necessity required by agents and landlords that these are tested at the beginning of tenancy unless otherwise stated.
